Your team is scaling, your lease isn't. Zurich has dozens of workspace providers – but which ones actually keep pace when five people become twenty? We compared seven flexible office solutions for SMEs and scale-ups in Zurich – rated on scalability, all-inclusive services, location and cost transparency.
Anyone building a company knows the pattern: year one, a small office suffices; year two, you need twice the space; year three, a proper meeting room for your first enterprise client. Traditional leases with five-year terms and six-month lead times don't match this rhythm. That's precisely why flexible office solutions in Zurich have become the default model for growth teams – from freshly funded startups to multinationals spinning up a Swiss outpost without fixed-cost risk.
Yet the offerings on the market differ more than the shared label "coworking" suggests. For teams in growth mode, the most important differentiators are:
Scalability – Can you grow from a two-person office to an entire floor without switching providers? How quickly?
Cost transparency – Is the monthly rate actually the final price? Or do meeting rooms, coffee, printing, IT support and events land as separate line items?
Space variety – Beyond the desk, are there focus zones, breakout areas, event and pitch rooms, fitness spaces? Or just open plan and a conference room?
Location and access – How central is the site? Are there multiple locations for distributed teams?
Service and community – Is the team supported on-site? Is there a community that offers real network value?
1. Headsquarter – The All-in Model for Demanding Teams
Segment: Premium Boutique Workspace · Locations: 5 (all central Zurich) · Team sizes: 2 to 50+ people
Headsquarter is the only provider in Zurich that operates five locations within walking distance – at Talacker, Uraniastrasse, Beethovenstrasse, Stockerstrasse and Ernst-Nobs-Platz. Combined: over 10,000 m², 36 meeting rooms and more than 4,000 m² of community space. For growing teams, that means the workspace scales seamlessly – from a two-desk office through a private office to a fully customised suite on an entire floor – without leaving the building or the community.
All-inclusive, not à la carte. The pricing model is the clearest differentiator from most competitors. At Headsquarter, there is no fine print: every service is covered by a single monthly flat fee – barista coffee from a local roastery, all 36 meeting rooms, printing and postal services, daily cleaning, high-speed WiFi, on-site IT support for setup and troubleshooting, the Wednesday brunch, yoga and breathwork sessions, the weekly Thursday beer o'clock and all community events. One invoice, one predictable fixed price. That's especially valuable for finance teams working with budgets rather than open-ended expense lines.
For comparison: at most other providers, meeting rooms are charged by the hour, coffee is either extra or available only via a separate flatrate, printing is billed by volume, and events carry a consumption or entry surcharge. What appears as an affordable desk price on the website can end up significantly higher in practice – a difference that, for a ten-person team, can easily amount to several thousand francs per month.
Spaces for every work situation. What additionally sets Headsquarter apart is the variety and design quality of its communal areas. The more than 4,000 m² of community space is distributed across distinctly programmed zones: generous fitness and relaxation rooms with a regular class schedule (yoga, breathwork, fitness), quiet focus zones for concentrated work without distraction, informal breakout nooks for spontaneous conversations and creative pauses, and meeting and event spaces in different formats – from a confidential one-to-one to a client pitch with professional presentation technology and dedicated IT support, all the way to a company townhall, corporate event or catered workshop. Add an in-house bar, a rooftop terrace, a broadcasting studio and rotating art exhibitions. The interior concept comes from Berlin's Studio Aisslinger and combines tactile material quality with cutting-edge technology.
For a growing team, that means: no external venue needed for the quarterly townhall, no separate gym membership for the wellbeing programme, no studio subscription for podcast recordings. Everything is in the building, everything is in the price.
Community. Headsquarter hosts an international mix of Swiss tech startups, global financial services firms and consultancies. The hospitality-trained host team knows members by name and handles everything from guest reception and package handling to event organisation. Companies such as Blackstone, Moonfare and Netconomy are part of the community.
Best for: Growth teams looking for a private, fully equipped office in a premium location that demand predictable costs and value versatile spaces beyond the desk. From scale-ups landing their first enterprise client to corporate teams building a Swiss presence.
Price: On request · All memberships all-inclusive · Seamless scaling from a two-desk office to a custom suite
2. Westhive – Network with Nationwide Reach
Segment: Flexible Offices & Coworking · Locations: 6 in Zurich (incl. Hardturm, Bleicherweg, Paradeplatz), plus Basel, Geneva, Zug · Team sizes: 2 to 20 people
Westhive has positioned itself as one of Switzerland's largest providers and recently closed a funding round to fuel further growth. The flagship at Hardturm in Zurich West is impressive: private offices, open space, two restaurants, event venue, gym, podcast studio and rooftop terrace under one roof. The strength lies in geographic breadth – anyone commuting between Zurich, Basel, Geneva and Zug can work across locations.
Pricing model: Westhive uses a base price plus variable add-ons. Meeting rooms are booked hourly via an internal platform and billed against a monthly credit – anything beyond is charged separately. Coffee and meals run through the in-house restaurants and are not included in the office price. Cancellation periods range from one to six months depending on membership and location.
Limitation for growth teams: The city-centre locations (Paradeplatz, Bleicherweg) are noticeably more compact than the Hardturm flagship. Teams that need a representative inner-city office with room to grow should check available space on-site.
Best for: SMEs and scale-ups that need nationwide coverage and appreciate Zurich West as a base. Less ideal if all five people need to sit centrally downtown.
Price: Flex Desk from CHF 540/month · Team Offices variable by location and size · Meeting rooms, meals and events additional
3. Spaces (IWG) – Global Standard, Local Trade-offs
Segment: International Flexible Offices · Locations: Several in Zurich (incl. Bleicherweg 10) · Team sizes: 1 to 15+ people
Spaces belongs to the IWG group and targets businesses that expect a globally consistent standard. The Bleicherweg location sits centrally near Paradeplatz and offers private offices, coworking and meeting rooms. The global network – thousands of locations in over 120 countries – is the core advantage: frequent travellers can book a workspace practically anywhere.
Pricing model: Listed prices are typically based on 24-month contracts and quoted per person. Meeting rooms are billed separately by the hour. Private offices at Bleicherweg start at around CHF 2,400/month for two people – shorter terms come at a premium. The pricing is modular and individualised, which provides flexibility but makes comparison harder.
Limitation for growth teams: The standardised approach guarantees reliability but offers little local character. Community events, sports programmes or individually designed communal spaces are not part of the concept. Those looking for more than a functional office won't find it here.
Best for: Corporate teams and frequent travellers who need a globally uniform office experience and worldwide network access. Less suited for companies that value community and local rootedness.
Price: Private Offices from approx. CHF 785/person/month (24 months) · Meeting rooms separate · Prices vary by term and location
4. Regus – Broad Network, Basic Fit-out
Segment: Serviced Offices · Locations: 6+ in greater Zurich · Team sizes: 1 to 20+ people
Regus is the world's largest serviced-office provider and the parent company behind Spaces and Signature. In Zurich it operates several locations – from City West on Badenerstrasse to Kalanderplatz and Stockerhof. Offices are uniformly equipped: ergonomic furniture, high-speed WiFi, staffed reception, cleaning included.
Pricing model: Regus advertises entry prices from CHF 245/person/month – but at a 24-month commitment. Shorter terms raise costs considerably. Meeting rooms, extended IT services and custom fit-outs are billed separately. The structure is functional but not always immediately transparent.
Limitation for growth teams: The Regus experience is utilitarian. Community programmes, fitness offerings, curated events or high-quality communal spaces are absent from the standard product. Teams trying to retain talent through an inspiring work environment will find more elsewhere.
Best for: Price-sensitive companies seeking a globally available baseline product and willing to commit long-term. Less convincing for representative purposes or community-oriented teams.
Price: From CHF 245/person/month (24-month contract) · Shorter terms significantly more · Meeting rooms separate
5. Signature by Regus – The Premium Tier in the IWG Universe
Segment: Premium Serviced Offices · Location in Zurich: Bahnhofquai 11 (Bahnhofplatz) · Team sizes: 1 to 15+ people
Signature is the premium brand within the IWG portfolio. The site at Bahnhofquai 11 – a 19th-century building, 300 metres from the main station – delivers architectural gravitas: seven floors with vaulted ceilings, preserved original features, an in-house restaurant and fitness centre. The atmosphere is noticeably more polished than its sister brand Regus.
Pricing model: Premium pricing, modular billing. Private offices start at CHF 749/person/month. Meeting rooms, event use and additional services are charged separately. As with all IWG products, the lowest rates assume 24-month contracts.
Limitation for growth teams: Only one location in Zurich. Scaling beyond a single site means falling back on the broader IWG network – at varying quality levels. Service is professional but standardised: bespoke space solutions, personal hosts with hospitality backgrounds or a broad community programme are not part of the model.
Best for: Corporate teams and international companies seeking an architecturally impressive address at the main station with a global network.
Price: Private Offices from CHF 749/person/month · Meeting rooms and add-on services separate
6. Impact Hub Zurich – Where Community Is the Product
Segment: Community-driven Coworking · Locations: 3 (Sihlquai/Colab, Viadukt, Kraftwerk) · Team sizes: 1 to approx. 10 people
The Impact Hub is less an office provider than an ecosystem. Founded as a platform for people driving social change, it has grown into one of the world's best-known coworking networks. In Zurich, three locations span roughly 2,500 m². The community – over 1,000 members – is the core asset: daily events, entrepreneurship programmes, mentoring and funding access. Business domiciliation is included from the Starter membership tier.
Pricing model: Comparatively affordable, with flex desks from CHF 540/month and day passes from CHF 39. Core services are solid. However, private office space is limited – teams looking for a dedicated enclosed office quickly hit capacity constraints.
Limitation for growth teams: Physically more functional than representative. Private offices for teams of five or more are scarce. For companies that host clients or need their own lockable office, the Impact Hub isn't the right fit. For everything related to networks, programming and the startup ecosystem, it's hard to beat.
Best for: Startups and solo founders who prioritise network and programming over space quality. Less suited for teams that need a private, fully equipped office.
Price: Day Pass from CHF 39 · Flex Desk from CHF 540/month · Private Offices very limited
7. Office LAB – All-inclusive with a Conferencing Focus
Segment: All-Inclusive Coworking & Conferencing · Locations: 4 in Zurich (Baslerpark Altstetten, Rieterpark, Sihlcity, Mythenquai), plus Winterthur, Zug, Baden · Team sizes: 1 to 20+ people
Office LAB pursues a similar transparency promise to Headsquarter: one invoice, everything included – workspace, WiFi, printing, cleaning, coffee, 24/7 access and free meeting rooms at all locations. The conferencing offering is the standout feature: over 50 rooms for up to 300 people, with catering options and professional AV equipment. Anyone who regularly needs space for workshops, training sessions or corporate events will find practical infrastructure here.
Pricing model: Transparent and all-inclusive. Day Pass CHF 30, Flex Desk from CHF 549/month, Fixed Desk from CHF 699/month. Meeting rooms are included in the subscription, not billed by the hour – a clear advantage over usage-based models.
Limitation for growth teams: Locations sit predominantly outside Zurich's city centre – Altstetten, Wollishofen, Sihlcity. For teams that need a representative downtown address for client meetings, this is a relevant drawback. The range of communal and leisure spaces (gym, rooftop, focus zones) is also not comparable to premium providers.
Best for: SMEs looking for a transparent all-inclusive model with strong conferencing infrastructure and willing to compromise on the address.
Price: Day Pass CHF 30 · Flex Desk from CHF 549/month · Fixed Desk from CHF 699/month · Meeting rooms included
Checklist: Which Flexible Office Solution Fits Your Growth Team?
Question 1: How fast are you growing? If your team could double within the next 12 months, you need a provider with seamless on-site scaling – no waiting lists, no renegotiation. Headsquarter and Westhive offer this; with Regus and Spaces, it depends heavily on the individual centre.
Question 2: Do you want a predictable fixed price or modular pricing? Growth teams working with fixed budgets benefit from genuine all-inclusive models (Headsquarter, Office LAB), where meeting rooms, coffee, IT support and events are included in the price. With usage-based models (Westhive, Spaces, Regus), the finance team should calculate effective total costs – including meeting room hours, catering and ancillary charges.
Question 3: Do you need more than a desk? If you want to host townhalls, client pitches, team retreats or fitness programmes under the same roof, compare the variety of communal spaces. Not every workspace offers focus zones, breakout nooks, fitness rooms and flexible event areas – some are limited to open plan plus a conference room.
Question 4: How important is the address? For client meetings, investor pitches and recruiting, a premium downtown address can make the difference. Headsquarter (five inner-city locations), Signature (Bahnhofplatz) and Spaces Bleicherweg sit in representative settings. Office LAB and Westhive Hardturm offer more square metres but more peripheral locations.
Question 5: Global network or local depth? Internationally operating teams turn to IWG/Spaces/Regus for worldwide office access. Those focused on local connectivity in Zurich find stronger communities at Headsquarter and Impact Hub.
